We installed a new BREEAM plaque at one of our renovated industrial facilities

There are corporate photos that are taken in five seconds, but take months to be possible. This is one of them.

At SOLUTEC, we have just installed a new BREEAM “In Use” plaque at one of our latest industrial renovation projects. With this, we have now surpassed 10 certified sites, a milestone that consolidates our leadership in transforming industrial assets toward real sustainability.

However, behind this acrylic plaque bolted to the facade, there is a story of technical precision and management of which we are deeply proud.

Achieving this seal has required a significant effort from our technical and operational team:

▪️ Zero interruptions: Executing improvements and adapting facilities without stopping the warehouse’s activity for a single minute. The client’s and tenant’s business does not stop.
▪️ Precision engineering: Coordinating technical teams with the logistical and operational needs of the asset in real time.
▪️ Three-way symbiosis: Creating a perfect alliance between the property owner, the tenant, and our renovation specialists.

This plaque certifies that our work has resulted in a radical improvement in the building’s environmental performance, a real optimization of energy consumption, and a more comfortable and safe space for workers.

For José Luis Maroto, SOLUTEC Director: “Promoting internal talent is a priority for us, and Jesús perfectly embodies our company’s values. We are convinced that his leadership in the production area will be key to achieving the goals we have set for the coming years.”

On behalf of the entire SOLUTEC team, we would like to offer him our sincerest congratulations and wish him every success in this new professional challenge.

Adapting roofs for RSCIEI compliance

Does the warehouse roof fail to meet RSCIEI criteria? In this project, our technical team managed the opening of apertures in an industrial roof to install new smoke vents and bring the warehouse into RSCIEI compliance. This is a full-scale structural surgery operation that impacts the watertightness and safety of the most valuable asset. An error in load calculations or poor finishing on the smoke vent curbs can turn a regulatory improvement into a chronic problem of leaks and structural risks.

At SOLUTEC, we understand that adaptation to the Fire Safety Regulations for Industrial Buildings (RSCIEI) must be approached from an engineering perspective. Therefore, our methodology begins with a rigorous feasibility analysis that ensures every purlin reinforcement and every new opening respects the integrity of the building. We do not just install smoke evacuation systems; we design compartmentalization solutions that optimize the warehouse’s aerodynamic capacity, specifically engineered to facilitate new industrial implementations without technical surprises.

This comprehensive vision allows us to execute works with high-precision technical coordination, designed so that production or logistics activities do not stop. Upon completion, the result is not just a warehouse that complies with legislation, but a revalued asset with a total guarantee of watertightness, fully prepared for future operational demands.

Office Mezzanine Adaptation: Efficiency and Accessibility Solutions

The adaptation of mezzanines for offices in logistics warehouses goes far beyond a simple expansion of usable space. It involves a strategic transformation of the space, guided by criteria of efficiency, regulatory compliance, and inclusive design.

In our latest project in Pinto, SOLUTEC led the adaptation of an office space within a logistics facility. The core of this intervention was the integration of an internal lifting system, ensuring that the new asset complies with the most demanding industry standards.

Key Intervention Points

– Full Accessibility: Installation of an internal elevator that directly and smoothly connects the operational area with the administrative area.
– CTE Compliance: Strict adaptation to the requirements of the Technical Building Code (CTE), ensuring safety of use, evacuation flows, and universal accessibility.
– Structural Integration: An engineering challenge overcome by merging the new vertical mobility with the pre-existing structure, without compromising the facility’s daily operations.

This intervention is crucial for three fundamental reasons for both the property owner and the tenant:

– Accessibility Guarantee: We eliminate architectural barriers, preparing the space for any professional profile and fulfilling corporate social responsibility.
– Safety and Evacuation: We align the structure with current fire protection regulations and exit protocols.
– Future-Proof Vision: We anticipate the tenant’s needs, delivering a real estate asset ready for 100% operation from day one.

At SOLUTEC, we equip facilities with the necessary infrastructure for future challenges. We offer a turnkey service that ensures tenant viability and direct asset revaluation for the owner.

Solutec executes the strategic adaptation of a logistics asset in Pinto (Madrid)

We are pleased to announce that we are carrying out the fit-out works in a newly constructed logistics warehouse located in Pinto (Madrid). The project, developed for an important client, aims to immediately enable operational spaces to ensure a swift implementation for the future tenant.

The intervention focuses on the technical execution of mezzanines and office spaces, a growing trend where the property assumes the adaptation of the building to remove entry barriers for the logistics operator.

This “turnkey” strategy provides fundamental competitive advantages in the current market:

▪️Time-to-market: Drastic reduction in start-up times for the operator.
▪️Property valuation: Direct improvement of the asset’s commercial positioning.
▪️Operational efficiency: Spaces designed for functionality from day one.

Specialized Technical Collaboration

To ensure the highest quality standards and strict adherence to deadlines, Solutec leads the execution in direct coordination with Dokei RE and DPI Ingenieros. This technical alliance allows for comprehensive supervision that aligns end-user requirements with current regulations and construction efficiency.

There is increasing demand for this type of work in newly constructed logistics warehouses, a market where SOLUTEC positions itself as the ideal partner for property owners.
