Deconstructing to Rebuild: SOLUTEC’s Expertise in Transforming Industrial Facilities

At SOLUTEC, we have specialized for years in the reconversion of logistics, commercial, and industrial spaces. We know that the success of such a project largely depends on how its initial phase is managed: whether through technical demolition, the emptying of obsolete installations, or the preparation and adaptation of the existing space for its new activity.

For our clients, having a technical team that masters both this preliminary phase and the comprehensive execution is a guarantee of peace of mind. We know the field and understand that meticulous planning in the early stages of the work makes the difference between a smooth process and a project full of unforeseen events and cost overruns.

Our experience has shown us that transforming an industrial space demands rigor, agility, and a deep respect for deadlines. That’s why, at SOLUTEC, we support our clients from day one, providing technical solutions on-site and optimizing every phase of the process.

▪️Technical adaptation and demolition: We empty, dismantle, or prepare the building with complete safety, adapting exactly to what the project requires.
▪️Transformation with a business vision: We convert obsolete industrial buildings into modern, functional assets ready for their new use.

Transforming an asset requires technical solidity, adaptability, and above all, the owner’s trust. At SOLUTEC, we integrate all phases of the process to offer our clients the assurance of a job well done, from start to finish.

The Value of the Human Factor: SOLUTEC Celebrates Annual Lunch with Site Managers and Participates in the Saltoki Padel Tournament

Behind every project we execute at SOLUTEC, there is a great deal of enthusiasm, experience, effort, intense weeks of coordination, unforeseen issues resolved on the spot, and, above all, a great human team that is always on the front lines.

Padel Tournament

We participated in the padel tournament organized by Saltoki, a distribution company for installation and construction materials, and a partner with whom we regularly collaborate in our day-to-day operations.

At SOLUTEC, we are clear that the foundation of our work is people. Beyond the projects and construction sites, caring for the human touch and strengthening relationships with collaborators and colleagues is what truly makes the difference.

Between matches, volleys, drop shots, lobs, and many contested points, the tournament left us with a great atmosphere of laughter, healthy competition, and wonderful moments to strengthen ties with other professionals in the sector.

We would like to thank the entire Saltoki team for the invitation, for their warmth, and for the magnificent organization of the event.

Construction Site Managers Lunch

Also, once again, we gathered our entire team of site managers in Madrid. Without haste and with the enthusiasm of sharing a wonderful day around a good table, we took the necessary time to look back and celebrate everything achieved so far.

These meetings are the true thermometer of SOLUTEC. Sharing this moment allows us to:

▪️Foster teamwork and unity: Strengthening bonds beyond the day-to-day work on-site, creating a space of trust to share camaraderie.
▪️Share experiences and stories: Listening to anecdotes and lessons learned directly from the field, enriching ourselves with the perspective of each colleague.
▪️Grow together: Learning from one another to align priorities and constantly improve our way of doing things.

We want to thank each and every one of you for your involvement, your daily effort, and for making this meeting possible with such enthusiasm. You are the engine of SOLUTEC and the greatest pride of this company; the great human team that turns every challenge into a resounding success.

We continue building the team, both on and off the construction site!

We continue to take steps in our commitment to quality and meeting deadlines.

As part of our clear commitment to quality workmanship and meeting deadlines, one of our key priorities is to keep our machinery fleet at the forefront of the industry. The ongoing addition of equipment reflects our drive to continuously improve our processes to raise execution standards, shorten timelines, and ensure the highest level of excellence for our clients.

For this reason, we have added Leister VARIMAT 300 units to our fleet—one of the most advanced automatic hot-air welders on the market for installing synthetic membranes (TPO/FPO and PVC).

This technology is essential for the refurbishment and waterproofing of large and small logistics and industrial warehouses, where one of our differentiators is carrying out the work while maintaining the client’s or tenant’s activity inside, optimizing performance in:

▪️Flat roofs of any size.
▪️Seam weld control.
▪️Junctions and perimeter areas.
▪️Operational safety.

With this type of acquisition, we continue to improve the drastic optimization of timelines, increasing daily output on flat roofs and deck-type roofs, ensuring that production or internal logistics do not stop during the refurbishment.

This is how we are transforming efficiency and safety at the Henkel plant in Azuqueca de Henares (Guadalajara)

When our client Inversora de Arriendos Inmobiliarios S.L shared their vision for the roof of their industrial facility for the tenant HENKEL, we immediately recognized it would be a special project. It was not merely a one-off repair, but a technical challenge that would allow us to modernize the building’s roof without interrupting operations, while guaranteeing maximum protection for the future.

To achieve this, we designed a two-phase execution process that was approved by HENKEL in accordance with their demanding Quality, Safety, and Environmental requirements.

1. Energy optimization and waterproofing

● Over-roofing of the existing structure: We installed a new technical solution over the current structure, significantly increasing thermal insulation.

● Double-layer protection: We eliminated any risk of filtration or imperfection, ensuring long-term durability against inclement weather.

2. Implementation of cutting-edge safety systems

● Collective protection: We installed a staircase to ensure independent access and a perimeter railing to protect the entire roof boundary.

● Individual protection: We installed certified lifelines that allow maintenance personnel to perform inspections and repairs with total safety against falls.

These interventions will enhance the facility’s characteristics, including:

● Greater energy efficiency: Reduced thermal loss and improved control of internal temperatures.

● 100% safe operations: Agile maintenance in compliance with the most demanding regulations.

● Future cost savings: A preventive intervention that minimizes building wear and tear in the long term.

At SOLUTEC, we greatly appreciate these types of projects as they allow us to position ourselves as the ideal partner to not only resolve current issues but to enhance an asset and give it a new life.

Our thanks to Inversora de Arriendos Inmobiliarios S.L. and Henkel for their trust in us.

This is how we revalue logistics assets by transforming their common and work areas.

We often think that CAPEX only matters when intervening in the asset’s main structure. The reality is different, as strategic actions in offices, changing rooms, and restrooms are one of the revaluation levers with the highest immediate return.

We recently completed a project where the challenge was to update and revalue a logistics warehouse for the owner, optimizing its attractiveness for sale or lease to new, top-tier tenants.

How do we achieve this at SOLUTEC?

▪️Functional and aesthetic modernization: Comprehensive remodeling and adaptation of offices, restrooms, and changing rooms, creating modern, comfortable, and attractive workspaces.
▪️ Energy efficiency and OPEX reduction: Implementation of new HVAC systems and domestic hot water (DHW) production using aerothermal energy.

This has directly resulted in the following for the owner:

▪️Lower operating costs (OPEX): More efficient buildings that reduce the future tenant’s or buyer’s energy bill.
▪️Greater asset revaluation (profitable CAPEX): Improvements in comfort and sustainability directly increase the property’s appraisal value.
▪️ Faster commercialization: Facilities adapted to current sustainability and comfort standards reduce vacancy time in the sales or rental market.
▪️Compliance with ESG standards: A decisive factor today for investors and major logistics operators.

At SOLUTEC, we provide a comprehensive vision (engineering, architecture, execution, and installations) so that every euro of CAPEX translates into profitability, asset value, and market competitiveness.

We transform spaces and revalue assets.

SOLUTEC carries out the refurbishment of a logistics warehouse in Alcalá de Henares with a full renewal of its fire protection systems (PCI).

We are currently in the execution phase of an ambitious project to renew the fire protection systems (PCI) at a key logistics warehouse located in Alcalá de Henares (Madrid).

This project is a clear example of how repositioning a real estate asset goes far beyond aesthetics. A comprehensive update of safety systems is a critical and mandatory step to ensure the warehouse is fully adapted to the tenants’ new operations.

Storage and PCI regulations

When an industrial and logistics asset is used for product storage, the design and reliability of the PCI system become extremely important. Fire load, the height of storage systems, and the type of goods require a highly precise level of protection.

Compliance with current regulations ensures safe and efficient facilities. Our technical team is carrying out the works under the strictest quality standards to ensure the warehouse complies with the Fire Safety Regulations for Industrial Establishments (RSCIEI) and the specific standards required by insurance companies and modern logistics operators.

Flexibility and future value for the asset

The current renewal includes upgrading automatic sprinkler networks, state-of-the-art smoke detection systems, fire hose reels (BIEs), and adapting the fire compartments.

With this intervention in Alcalá de Henares, SOLUTEC continues to demonstrate its ability to deliver real value to asset owners, transforming warehouses in need of updating into safe, efficient logistics centres ready to compete at the highest level in today’s market.

SOLUTEC holds a training day in Madrid for new production technicians

SOLUTEC is in the midst of a process of expansion and consolidation as a benchmark in the logistics and industrial warehouse refurbishment and repositioning sector. Last week, we held a key internal training day in Madrid for the new production technicians who have recently joined the company.

The main objective of this meeting was to convey SOLUTEC’s operational identity first-hand, ensuring that new talent masters our production procedures in detail and the working methodology that sets us apart in the market.

The training focused on the keys to success in delivering complex industrial repositioning projects. During the session, we explored critical aspects such as process optimisation, quality and safety standards, and the culture and DNA that define SOLUTEC and the MAGNA Group.

The logistics and industrial sector demands absolute precision. With this training day, we ensure that every technician joining the team shares the same vision of excellence and rigour that our clients expect from us.

Welcome to the team, and every success in this new stage!

SOLUTEC strengthens its corporate culture during the Navacerrada 2026 Team Building sessions

The SOLUTEC team gathered this past weekend in Navacerrada with a clear purpose: to continue consolidating the pillars that define the company’s identity. Under the motto “Growing together is also part of the job”, the sessions served to strengthen bonds and align the team strategy with the organization’s fundamental values.

During the meeting, SOLUTEC professionals participated in various dynamics designed to enhance:

  • Achievement orientation: Reinforcing our commitment to excellence and the attainment of common goals.
  • Trust and autonomy: Empowering the team and promoting freedom in decision-making.
  • Collaboration and the work environment: Fostering an optimal work environment based on mutual support.

The value of detail: From theory to practice

As a grand finale to the sessions, the team enjoyed an exclusive beer tasting. This activity not only served as a space for relaxation but also drew a parallel with the day-to-day nature of our projects. Team members delved into the history, preservation, organoleptic analysis (aromas, nuances, and sediments), and the art of pairing.

From SOLUTEC management, we would like to thank the entire technical team for their involvement and enthusiasm, key factors in making this experience a true opportunity for joint growth.

SOLUTEC completes the transformation of BigMat’s new logistics platform in Getafe

SOLUTEC carries out asbestos removal from the roofs of four industrial buildings for Inversora de Arriendos Inmobiliarios in Alcobendas

Our technical team has begun the work of dismantling the asbestos cement roof from four industrial buildings for our client Inversora de Arriendos Inmobiliarios in Alcobendas. For the execution of this project, we are collaborating with Dokei RE, who are in charge of engineering, ensuring the highest standards of quality and technical rigor in each phase of the process.

Asbestos Removal: The First Step to Repositioning an Asset

A large part of the logistics and industrial park built between the 60s and 90s still has asbestos cement roofs. The removal of this material, due to health risks, requires highly specialized documentary and preventive management that strictly complies with current regulations.

With SOLUTEC’s collaboration, our clients see asbestos roof removal as a strategic opportunity to revalue and reposition the asset in the market.

Why does roof replacement transform the value of a property?

Asbestos removal directly impacts the profitability and attractiveness of the asset through multiple benefits:

  • Risk elimination: It removes a critical environmental and legal liability for the property.
  • Increased asset value: The property is immediately modernized, raising its market value.
  • Sustainability and image: Improves corporate perception and aligns facilities with current ESG demands.
  • Safety and compliance: Adapts the building to the most demanding regulatory standards.
  • Operational efficiency: Drastically reduces future maintenance costs.
  • Energy future: Prepares the structure of the building for the installation of photovoltaic systems and energy efficiency improvements.
  • Real estate liquidity: Facilitates and streamlines rental, sale, or obtaining environmental certifications for the asset.

Comprehensive Management with the SOLUTEC Seal

At SOLUTEC, we handle the comprehensive management of the entire process, coordinating everything from document processing and safety plans to material execution and subsequent waste management.

Thanks to the trust of Inversora de Arriendos Inmobiliarios and the joint work with Dokei RE engineering, we demonstrate once again that the future of industrial construction lies in the safety, sustainability, and profitability of spaces.
