We have successfully completed the comprehensive fast-track adaptation of a strategic commercial asset in the Capuchinos Shopping Center (Salamanca), not only transforming a former toy store into a functional space ready for the new tenant to begin adaptation for the catering sector, but also expanding part of the surface area of the annexed warehouse unit.
Agility in tenant turnover is key to maximizing an asset’s profitability. SOLUTEC has once again demonstrated its technical execution capacity to adapt to the needs set forth by the property owner for their new tenant.
The technical and operational challenge
Readapting a retail space for gastronomic use and annexing a surface area requires resetting the infrastructure and adapting it to existing and demanding technical and safety regulations. SOLUTEC took over the management of the key actions:
▪️Demolition and structural conditioning: Partition walls and comprehensive dismantling of divisions, finishes, false ceilings, and installations from the previous operator.
▪️Safety and protection: Adaptation and adjustment of passive fire protection systems to the new regulations.
▪️Facilities engineering: Dismantling of equipment from the previous activity, diversion, and adaptation of existing networks to ensure compatibility for the new use.
▪️Logistics and access: Adaptation, clearing, and optimization of access routes.
▪️Schedule management (Fast Track): Simultaneous multidisciplinary coordination to minimize the property’s downtime.
